Fall Season is Home Buying Season

Sigh! There is something about Fall season in which for some it fills them with a abundance of warm, pleasant pumpkin pie feelings. For others Fall means the opportunity to take advantage of the many renters specials being advertised around the city. Then there are the house hunters looking for the last minute late season deal before it gets cold outside. I love House Hunters on HGTV by the way.

While in a normal year the real estate market sees a cool down as we head into the cozier months of the year, this years market is experiencing a increase in encouraged home buyers looking for a good deal. One of the major factors is the recent increase in mortgage rates over the past few months which have caused home sales to slow up just a bit to the point where few listings are taking longer to sell and the investors have fallen back. Current rates have motivated people to get off the sidelines and take advantage of the current mortgage rates which compared to pre economic downturn rates are still low. Currently a 30 year fixed rate mortgage in California is 4.40 APR, a 10 point decrease from the beginning of September.

If you are one of those who wish to find a good deal during this time of year, here are a few tips to keep in mind.

1.  Pre Approval Letter is your friend-  Most sellers will not entertain offers without proof of funds.

2. Not the Obvious Location- Look for the homes that are being looked over by the masses. Looking in the most saturated neighborhoods will not get you the deal you may be looking for. Instead look at alternative areas that are still within reasonable distance and still offer some upside.

3. Sacrifice goes a long way- We all want the house with the immaculate space and cool features that make us feel like we are keeping up with the Jones's. Instead of going for the gusto of a real estate purchase, keep an open mind on the homes that may appear not as appealing as the more popular builds but may have the acreage and flexibility within the flow of the home to create your own mini mtv crib (remember that show on mtv?) over time.

4. Worst Case Scenarios- Keep in mind that the worst weather is towards the end of the year and beginning of the new year here in California. Are the gutters efficient? Are you close to a levy that can be suspect during a bad storm? In the event of a flood, how far will the water travel up my driveway? How many neighboring trees do i have to account for with regards to keeping my lush green yard looking nice? All these are valid questions that one should consider during their home search and negotiation.

5. Hardware stores tend to slow around this time-  So you are kind of disappointed that you had to settle for some dated counter tops or the fact that the storage space you were hoping for was sacrificed off of your must have list. If the house listing you chose is a kitchen upgrade or central air system away from being a dream home, home stores and builders are discounting their inventory around this time of year and letting a lot of your essentials go cheaply.

If you plan to buy a home soon, you will need to know “where you are going.” For a most enjoyable home-buying experience, first build a road map to your new home, a list of priorities that will lead you to your objective—a newhome! 
The first priority is time frame. Write down the date by which you would like to move in to your new home. Keep in mind that it may take 30-90 days (or more) to locate the right home, secure financing, and complete the home-buying process. The next priority is to develop a detailed description of the home you hope to find. Your Realtor will be happy to go over the Home Search Criteria form to help you distinguish between “Need
to Have” features and “Want to Have” features. Be specific. Include architectural style, number of bedrooms and baths, location, lot size, and other special requirements. 
Number your preferences in order of greatest importance to you. This form, along with the information you share during your initial consultation, will enable your real estate agent to
narrow your home search. He or she will take this information and enter your requirements into the Multiple Listing Service (MLS) system, and then use personal market knowledge to come up with a list of homes that best meet your needs and wants.
During the home search, your real estate agent will: 
  • Discuss the benefits and drawbacks of each home in relation to your specific needs. 
  • Keep you informed on a regular basis. 
  • Check the MLS database and talk with other brokers regularly for new listings.
  • Prepare a list of all homes that best meet your needs and wants.
  • Keep you up to date on changing financial conditions that may affect the housing marketing.
  • Be available to answer your questions or offer assistance regarding your home purchase.
  • Discuss market trends and values relative to properties that interest you.

As you may have noticed, more and more homes are flying off the market before they are even listed. Yes folks Sacramento and its surrounding counties has returned back to a all too familiar site before the economic downturn rocked the United States into financial complacency. 

Just in case you are wondering what i am referring to, I am talking about that good ole Sellers market.  The characteristics are all there.

  • High Demand
  • Low Inventory (Less than six months)
  • Homes selling for above asking price
  • Increasing median sales prices
  • For Sale signs are replaced with pending or sold signs within a few days. 
What does this mean for you the homeowner? What this means to you is if you were to list For Sale today especially in a highly desirable area, the negotiating power is in your favor and there is a good chance that you will create a bidding war between hungry buyers whose only desire is to own their own home. Another perk is that in the midst of all of the buyers who are financed through a financial institution you may even be approached by a cash buyer who offers the potential advantage of expeditious closing time.  

So with this being said its safe to conclude that due to possible sales in your neighborhood, It would be wise to look into the value of your home. The competition is as fierce as it has ever been in the Capital region.
